Foundation
Upstate Investors Group is formed as a single member LLC in the state of New York, marking the beginning of our journey in real estate investment.
First Investment
UIG secures its first property deal - a 4-unit building in Troy, NY, purchased with a 20% downpayment + seller financing. This milestone acquisition closes in December 2020.
Early Growth
UIG expands its portfolio by acquiring a second investment property, a two-family building strategically located next door to the first purchase.
Overcoming Challenges
A significant fire affects both UIG properties. Working with Adirondack Public Adjusters, UIG successfully navigates the insurance claim process and acquires two new buildings: 138-140 Pawling Avenue and 9 Washington Place - the latter being a full-circle moment as it was where our founder had once rented a room.
Portfolio Expansion
UIG makes a major move by acquiring three buildings from a single seller, comprising 9 units total (2-family, 3-family, and 4-family properties). This includes successful projects at 322 8th Street, 483 10th Street, and 33 2nd Avenue in Troy.
Renovation Excellence
A transformative year focused on renovating the 9-unit portfolio. This period proved invaluable in developing our expertise in property rehabilitation and construction management.
Development & Growth
UIG expands into larger development projects, including the acquisition of 59 119th Street with plans for a 24-30 unit building, and a major buildout project for Catholic Charities. Currently pursuing an exciting 60-unit waterfront multifamily development.
